Terms of Service

These terms form a binding agreement between you and E-Homes Global Inclusive Limited, product of Rentilly (RC: 9063796), and are governed by the laws of the Federal Republic of Nigeria.

01Acceptance of these terms

By creating a Rentilly account you accept these terms, our Privacy Policy, Escrow Policy, KYP Policy and Refund Policy. If you do not accept them, do not use the platform.

You must be at least 18 years old and legally capable of entering a contract under Nigerian law.

02What Rentilly is — and is not

Rentilly is a technology platform that connects tenants and property buyers directly with verified landlords and sellers, and holds rent and purchase funds in escrow until agreed conditions are met. Rentilly is not an estate agency, is not a bank, is not a law firm, and does not own or manage the properties listed.

Rentilly is not a bank and does not provide banking services. All banking, payment, wallet, escrow collection, settlement and card services are provided by our licensed financial partners, which are regulated by the Central Bank of Nigeria. Rentilly operates as a technology layer on top of these partner services.

Identity and document verification is performed by licensed verification bodies and identity verification providers approved for BVN, NIN and document validation in Nigeria. Rentilly does not itself maintain the BVN or NIN database.

03Accounts and verification

  • Every user completes KYP verification using BVN and NIN before funds may be moved.
  • You are responsible for the accuracy of the information you supply and for keeping your credentials secure.
  • We may suspend or close accounts linked to fraud, impersonation, duplicate listings or sanctions screening hits.

04Listings and landlord obligations

  • Landlords must have lawful title or written authority to let the property, consistent with the Land Use Act 1978 and applicable state property laws.
  • Listings must be accurate: rent, service charge, caution fee, agency-free status, and photographs of the actual property.
  • Landlords must comply with the applicable state tenancy legislation, including the Lagos State Tenancy Law 2011 where relevant, and the Recovery of Premises laws of the relevant state.
  • Demanding rent outside the platform for a Rentilly-listed property is a breach of these terms.

05Property sales and seller obligations

  • Sellers must hold valid, verifiable title to the property — Certificate of Occupancy, registered Deed of Assignment, Governor's Consent where required under the Land Use Act 1978, or other registrable instrument — and must upload it for verification before a sale listing goes live.
  • Sale listings must accurately state the asking price, title type, survey details, encumbrances and photographs of the actual property.
  • Sellers may not list property that is subject to an undisclosed mortgage, court dispute, acquisition notice or family ownership conflict.
  • Demanding payment outside the platform for a Rentilly-listed property is a breach of these terms and voids escrow protection.

06Tenant and buyer obligations

  • Pay rent, service charge, caution fee and purchase funds through the platform so escrow protection applies.
  • Use the property in line with the executed tenancy agreement and give lawful notice before vacating.
  • Buyers must complete the in-app title verification step before escrow release and are encouraged to involve their own solicitor.
  • Do not misrepresent identity, employment or income during verification.

07Escrow

Funds paid into escrow — rent, caution fees, purchase deposits, instalments and full purchase prices — are held in a designated account with our licensed payment partner and are released only when the release conditions in our Escrow Policy are met, or when a dispute is resolved. Rentilly does not lend, invest or otherwise use escrow funds.

08Fees

  • Tenants pay zero agent fees and zero platform subscription fees.
  • Property sale escrow: 0.5% of the purchase price, split equally between buyer and seller.
  • Title and document verification for purchases: from ₦75,000 per property, quoted before the search is commissioned.
  • Virtual dollar card terms: no issuance fee, no funding fee, no monthly maintenance fee. $1.00 minimum funding and a 1% liquidation fee apply.
  • Partners earn a commission that is disclosed before a facilitation is accepted.
  • Third-party bank, switch or card network charges may apply and are shown before you confirm a transaction.

09Legal agreements and stamping

Tenancy agreements, sale agreements and deeds of assignment generated on Rentilly are executed electronically. Electronic signatures and records are admissible under the Evidence Act 2011 (as amended). Where a state requires stamping or registration of a tenancy instrument or conveyance under the Stamp Duties Act, the Land Use Act 1978 or state land registry rules, the parties remain responsible for completing that step.

10Prohibited conduct

  • Posting properties you do not control, or duplicate and fake listings.
  • Collecting agency or inspection fees from tenants.
  • Using the wallet or card for money laundering, terrorism financing, gambling arbitrage or any activity prohibited by CBN or the Money Laundering (Prevention and Prohibition) Act 2022.

11Liability

Rentilly is liable for the correct handling and release of escrow funds in accordance with the Escrow Policy. We are not liable for the physical condition of a property, the conduct of a counterparty outside the platform, or losses arising from payments made off-platform.

Nothing in these terms excludes liability that cannot be excluded under the Federal Competition and Consumer Protection Act 2018.

12Suspension, termination and account closure

You may close your account at any time once no escrow balance is pending. We may suspend or terminate access where we reasonably suspect fraud, impersonation, a sanctions or AML hit, a court or regulatory order, or a material breach of these terms. Where we suspend an account, any escrow balance is held — not forfeited — and is released to the party entitled to it once the matter is resolved or as directed by a competent authority.

13Intellectual property

The Rentilly name, logo, app, KYP verification standard and all site content belong to E-Homes Global Inclusive Limited. You keep ownership of the listings, photographs and documents you upload, and grant us a licence to host and display them for the purpose of operating the platform.

14Force majeure

We are not in breach of these terms for delays caused by events outside our reasonable control, including bank or payment-switch downtime, telecommunications or power failure, regulatory directives, civil unrest or natural disaster. We will resume performance as soon as practicable.

15Complaints and consumer protection

  • Raise a complaint in the app, by email to info@myrentilly.com.
  • We acknowledge every complaint within 3 business days and issue a written decision within 14 business days, in line with the CBN Consumer Protection Framework standards applied by our licensed partners.
  • If you are dissatisfied, you may escalate to the licensed financial partner handling the payment, and thereafter to the Central Bank of Nigeria Consumer Protection Department or the Federal Competition and Consumer Protection Commission.
  • Data protection complaints may be taken to the Nigeria Data Protection Commission.

16Dispute resolution and governing law

Disputes are first raised in-app and reviewed by our escrow disputes team. Unresolved disputes may be referred to mediation in Lagos, and thereafter to arbitration under the Arbitration and Mediation Act 2023, seated in Lagos, in the English language. These terms are governed by Nigerian law and the Nigerian courts retain supervisory jurisdiction. Nothing here prevents you from approaching a Nigerian court or regulator where the law gives you that right.

17General

  • If any clause is held unenforceable, the remaining clauses continue in force.
  • You may not assign your rights under these terms; we may assign them to a successor of the business on notice to you.
  • Notices to you are given in-app, by email or by SMS; notices to us go to info@myrentilly.com or our registered office at No. 4 Ehomes Close, Zartech Area, Oluyole, Ibadan.
  • These terms, together with the Privacy, Escrow, KYP and Refund Policies, form the entire agreement between us.

18Changes to these terms

We will notify you in the app at least 14 days before material changes take effect. Continued use after that date constitutes acceptance.
